Pune’s real estate market recorded 12,693 property registrations in October 2025, generating ₹527 crore in stamp duty collections. Although registrations saw a 39% year-on-year decline and revenues dropped by 30%, experts attributed the fall mainly to last year’s festive high base effect.

Festive Season Impact
Last year’s festive momentum, driven by Navratri and Diwali, had boosted October 2024 sales. In contrast, festive activity in 2025 shifted earlier — with Navratri falling in late September and Diwali on October 20, which slightly reduced October’s buying spike but maintained stable volumes.

Month-on-Month and YTD Performance
While month-on-month (MoM) registrations dipped 6%, stamp duty revenue actually grew 0.7%.
On a year-to-date (YTD) basis, Pune achieved the highest property registrations and stamp duty collections in the last four years, indicating strong fundamentals and sustainable growth.
Property Segments & Demand Trends
Homes priced up to ₹1 crore continued to dominate with 85% market share, showing steady demand in the mid and affordable segments. Premium homes above ₹1 crore held a 15% share, maintaining their position in the city’s portfolio.
